How this is calculated

Bays come from your technician count times a bays-per-technician figure from fleet-facility design guides (1.5 to 2 for a single-shift shop). Bays are split between light-duty and heavy-duty sizes based on what your shop works on, then sized with square-footage ranges from the same guides. Parts, offices, lockers, and a lunch room add a percentage on top of the shop floor, a wash bay adds a fixed area, and hallways and walls add 10 percent. Where the guides disagree, the Lean, Middle, and Generous settings pick the low end, the middle, or the high end.

These are early planning estimates to support a facility conversation, not a building program. A real project needs an architect to size it to your site, your equipment, and your code requirements. Any dollar figure uses only the cost per square foot you enter.
